  • Single property only.
  • No minimum floor area (the 120 m² rule does not apply).
  • Commercial-to-residential: main areas converted from commercial, professional, industrial or other non-residential use to residential; the change of use must be completed before the residence permit application is filed.
  • Listed buildings: restoration or reconstruction of a building classified as preservable or heritage.
  • For conversions, the change of use must be approved under the rules in force after 5 April 2024.

Property requirements

  • Single residential property only.
  • Minimum 120 m² of main areas.
  • Standard purchases (€400,000 and €800,000) must be in a single property. Undivided co-ownership is permitted where each co-owner's share meets the applicable minimum value.
  • The €250,000 conversion or restoration route can be used once per property. If you later sell to another non-EU investor, that buyer must meet the €400,000 or €800,000 threshold for a standard purchase.
  • Storage units and parking spaces bought in the same contract, in the same building, count towards the investment amount but not towards the 120 m² minimum.
  • For applications under the current regime, the full purchase price must be paid before the residence permit application is submitted.
